How much will it cost?

We offer two types of service, our Let Only service is from £360 inc VAT, Our fully managed service is available from 8.4% inc vat.


Are there any additional costs?

We can also arrange your EPC, Gas Safety Certificate, and provide you with an inventory.


Who does the viewings?

We undertake all viewings on your behalf. We do this so that we can answer specific questions that tenants ask.


How long is an EPC valid for?

An EPC is valid for 10 years and must be in place before we allow a tenant to live in your property .


Can I transfer existing properties to you, to take advantage of your Management Fees?

What about Inventories?

We recommend that you produce an inventory to avoid any dispute at the end of the tenancy. It is there to protect you and your tenant. We will be more than happy to provide this service for you.

How do you ensure that you place good tenants?

We are very thorough with our tenant profiling. The application procedure is as follows:
  • TENANT APPLICATION FORM
  • TENANT CREDIT HISTORY - This will tell us about any bad credit history, CCJ's or Bankruptcy.
  • TENANT PROOF OF ID
  • TENANT PROOF OF INCOME
  • PREVIOUS LANDLORD REFERENCES - We will collect a reference from the previous landlord
  • GUARANTOR – A Guarantor will be used to secure the tenancy in some instances e.g. the tenant does not pass the rental calculation or we have not been able to secure references.
  • RIGHT TO RENT check to ensure that tenants meet new HM Customs requirements.

What is a Guarantor?

We use credit referencing companies to carry out checks on the tenant. In the event that the tenant does not pass, the Guarantor effectively underwrites the agreement to ensure that the rent will be paid. The Guarantor will also be credit checked.

Termination of Tenancy

A tenancy runs until it is ended by a tenant, or a landlord, through agreed surrender of the property, a notice being served, or eviction carried out. Tenants within a fixed-term can only end the tenancy during that time if their tenancy agreement says so. This will depend upon the agreed notice period.
